Featured Project: American Physical Therapy Association Headquarters at Potomac Yards

GPI is currently providing engineering consulting services for the mechanical, electrical, plumbing, and fire protection systems for a build-to-suit, seven- story, 100,000 sq ft building. Design includes rooftop mechanical units and three levels of underground parking. The building’s ground floor includes the lobby and a fitness center with locker room. There is an atrium that extends up through the 7th floor with glass walls on two sides and the elevator lobbies on each level. It poses a unique challenge for conditioning the space and a VRF (variable refrigerant flow) system is currently being considered as a feasible option. The smoke exhaust system must also be carefully designed to ensure that it satisfies all the code requirements and testing that the code officials will conduct to ensure that it functions correctly.

American Physical Therapy Association will take 60,000 sq ft for their new headquarters. The headquarters will include typical office space however the seventh floor will include a conference center served by a dedicated rooftop unit and a rooftop terrace. It is expected that this space will be used after hours and during the weekend. The remaining 40,000 sq ft of interior office space will be occupied by a future tenant.

Other equipment includes supplemental AC systems for the LAN rooms on each floor and a natural gas generator mounted on the roof that will provide backup power.
