GPI provided mechanical, electrical, plumbing, and fire protection engineering design and construction administration services for the new 42,000 sqft Cohen Milstein Sellers & Toll office, which spans the entire eighth floor.
The project included design for more than eighty private offices, visiting and contract attorney offices, administrative stations, a large conference room/moot courtroom, medium and small conference rooms, reception areas, a coffee counter, lounges, open collaboration zones, a café, pantries, a wellness room, and an ADA-compliant restroom. Other features of the space include a fireplace, demountable glass office fronts, and lighting for a custom wood look ceiling. The mechanical system consisted of a combination of fan-powered and shutoff VAV boxes, which needed to be carefully coordinated with structural drop pads throughout the entire plenum. New exhaust fans were provided for ADA restrooms, and ductwork was routed to tie into the existing core exhaust system. The return air path was coordinated with the architect to maintain a consistent flow despite numerous ceiling changes and structural obstructions. The project also included building system upgrades, including a generator to support critical operations, supplemental air systems for LAN rooms and conference rooms, and specialized lighting throughout key spaces.
