GPI provided mechanical, electrical, plumbing, and structural design services for the Fairfax Water Authority Willard Road maintenance facility. The 80,000-SF building sits on a 10.8 acre site. The project included design for administrative areas, a meter shop with full testing capabilities, a large warehouse, fleet bay, a maintenance shop, distribution bays, a wash bay, a break room, a locker room, and a mud room.
The HVAC design for the maintenance and administration building included an in-slab radiant heating system and cooling provided by a 100% energy recovery unit with a heat wheel, which also provides code required exhaust for the maintenance bays. The administrative side is served by a VAV system. Structural scope included design for steel columns, steel beams, steel joists, CMU walls, concrete retaining walls, steel HSS hangers, concrete masonry walls, and a metal roof deck. GPI coordinated closely with the equipment consultant for the maintenance and fleet bays to provide utility connections for all MEP requirements. GPI also coordinated electrical design with CTGS to incorporate additional IT design elements and a backup UPS system. GPI also assisted with a high pile permit application for the warehouse, including coordination of fire protection implications. This project is LEED Certified.
