GPI provided engineering, permitting, design, and construction support services for the new Bolla Markets convenience store, gas station, and truck stop, and corporate office building across 2.5 acres in Melville, NY.
Working closely with the client from concept through construction, GPI led the planning and design effort to transform the site into a modern facility that supports both Bolla’s retail operations and corporate headquarters functions. Services included zoning and site feasibility evaluations, boundary and topographic surveying, detailed site design, grading and drainage plans, utility coordination, and sanitary sewer design. GPI also developed traffic studies and vehicle circulation analyses to ensure safe and efficient access for passenger vehicles, fuel delivery trucks, and service vehicles.
The project required extensive permitting and agency coordination, including preparation of a Stormwater Pollution Prevention Plan (SWPPP), New York State Department of Environmental Conservation (NYSDEC) permitting, New York State Department of Transportation (NYSDOT) highway work permits, utility approvals, underground storage tank permitting, and local municipal approvals. GPI served as the client’s representative throughout the entitlement process, expediting permits and coordinating with regulatory agencies to keep the project moving forward.
Fueling infrastructure design was a significant component of the project and included the layout, design, permitting, and upgrade of gasoline and diesel fueling systems, underground storage tanks, and associated utility improvements. GPI also assisted with generator switch permitting and funding opportunities to enhance the facility’s operational resiliency and backup power capabilities.
Throughout construction, GPI provided construction support and administrative services, helping to ensure the project was delivered in accordance with design requirements, regulatory approvals, and client objectives. By integrating civil engineering, permitting, transportation planning, fueling infrastructure design, and construction-phase support, GPI helped deliver a high-profile facility that supports both Bolla Markets’ retail operations and continued corporate growth.
