GPI prepared construction documents, energy model, and performed commissioning services for this new 4-story LEED Silver certified, I-2 occupancy facility. The senior living project in the heart of Old Town Alexandria uniquely integrated 90 assisted living and memory care units within the historical rows of townhomes and shops.
Design challenges included coordination to build the underground garage, meeting height zoning requirements, specifying transformers in the wall space, and locating all mechanical equipment on the 80% covered green roof. The latest technologies implemented into mechanical, electrical, and plumbing engineering design included a VRF system, energy recovery DOAS units, high efficiency domestic water heaters, and the modern lighting control strategies integrated into a BMS system. The building life safety, ventilation system, food preparation, and storage equipment were backed-up with a roof mounted gas fire generator.
