Nathan Littauer Hospital operates a healthcare network that provides emergency, surgical, primary, specialty, and skilled nursing care to 100,000 patients in a three-county area bordering the Adirondack Mountains in upstate New York. Creating a modern, comfortable, and welcoming medical office building was the vision for the new $5.2M Nathan Littauer Primary Care Center. A focal point for patients and employees entering the hospital campus, the building sets a new standard for future Nathan Littauer construction projects.

The GPI Buildings Team was integral to the project from concept through construction, working closely with Architecture+ and Nathan Littauer officials. GPI helped determine building placement, including investigating utility connections, evaluating water and sanitary sewer needs, and ensuring its elevation did not interfere with the flight path of the existing helipad. A GPI wetland biologist mapped protected wetland areas. GPI designed the structure and site grading to bench the building into the existing hillside, providing walk-out access on the lower level and useable basement space. Parking was expanded, and a new bus stop and patient drop-off loop provide accessibility for disabled visitors. A streamlined construction schedule shortened parking and traffic disruptions.

GPI’s complete MEP and fire protection engineering solutions for the 12,600-SF building boost energy efficiency and enhance indoor air quality. All mechanical equipment was designed to weather winter months when average low temperatures dip to single digits. GPI’s designs for heating, ventilation, and air-conditioning systems meet FGI guidelines and feature a variable air volume system with hot water reheating provided by two natural gas-fired condensing boilers. Complete electrical and lighting systems designs include utility connections, emergency power and lighting, fire alarm and nurse call systems, and an emergency generator with automatic transfer switch. The natural gas-powered generator has a weatherproofed, sound-attenuated enclosure. Sanitary, storm, gas, and domestic water systems include a gas-fired water heater with fast recovery, quiet operation, and 99.1 percent thermal efficiency.
