Boys and Girls Club of Newburgh Ohnell Family Center Renovation

The Boys & Girls Club of Newburgh recently celebrated the opening of the Ohnell Family Center, marking the culmination of a seven-year effort to transform a historic landmark into a vibrant hub for learning and creativity. After seven decades of serving the youth in and around Newburgh, the organization purchased the former Columbus Trust Bank building on Lower Broadway and launched a capital initiative to revitalize the structure. Supported by contributions from the National Park Service, the State Historic Preservation Office, and Connecticut-based nonprofit  Ohnell Family Foundation, which supports arts, education, and community programs, the project transformed the four-story masonry building and two adjacent structures. The result is a combined space that now houses the Newburgh Performing Arts Academy and the Early Elementary Education Center.

The renovation gutted the upper floors, making way for 28,000 sqft of classrooms, performing arts studios, and community spaces. The ground floor now houses the Early Education Center with four classrooms for young learners, while the former bank vault has been repurposed as a pantry to support meal preparation. The second and third floors are dedicated to the arts, featuring dance studios, music classrooms, art rooms, and recording spaces, while the fourth floor serves as a public art gallery and event space.

GPI played a pivotal role in bringing this vision to life by providing structural and mechanical, electrical, plumbing (MEP) engineering services throughout the project. The process began in 2018 with a condition assessment of the three buildings, where GPI’s structural engineers documented existing conditions and developed as-built drawings that informed the conceptual design and programming. From there, the team designed the structural repairs and modifications required to accommodate the new uses while preserving the building’s historic character. The work included steel framing, reinforced concrete, wood framing, and CMU and solid brick masonry. In addition to structural design, GPI delivered MEP and fire protection design solutions tailored to the unique needs of educational and performing arts spaces, ensuring comfort, efficiency, and compliance with modern standards. Throughout construction, GPI provided administration services, reviewing contractor submittals, responding to RFIs, addressing field changes, and resolving unforeseen conditions to keep the project on track.

This transformative project not only preserves a piece of Newburgh’s history but also creates a dynamic environment where young people can learn, grow, and thrive through academics and the arts.
