The Scranton Lace Company, formerly known as the Scranton Lace Curtain Manufacturing Company, was established in 1890 by the Scranton Board of Trade. It is a landmark industrial complex and once served as one of the region’s largest employers. The company was the first and largest known producer of Nottingham Lace in the United States prior to its closure in 2002. The factory was listed on the National Register of Historical Places and has since been reimagined as Lace Village – a vibrant, mixed-use residential community.
GPI provided structural engineering services as part of a developer-led team for the adaptive reuse of the historic 608,000 sqft factory. The plan includes a mix of apartments and townhomes, surrounded by modern amenities that support a dynamic, walkable neighborhood.
The revitalized campus features a restaurant and coffee shop, provisional market, yoga studio, hair salon and spa, indoor/outdoor event spaces, and co-working areas. GPI’s structural design included evaluating and reinforcing concrete elevated slabs, designing new floor framing and slabs within existing elevator chases, and supporting rooftop mechanical units. Additional work involved the structural design of masonry walls for the garage level, foundation systems for new townhomes, and modular timber framing for two-story residential units.
Throughout the project, GPI’s engineering solutions were tailored to preserve the historic character of the site while meeting modern building codes and performance standards. The result is a thoughtfully integrated community that honors Scranton’s industrial heritage while contributing to its urban renewal and economic growth.
