Description: GPI provided engineering consulting services for the mechanical, electrical, plumbing, and fire protection systems for the new 25,000 sq ft space including office space and a theater over two floors of the building. In addition to the theater the space includes catering and employee pantries, new restrooms, a green room, a projection room, conference spaces, and support areas. Lighting on the first floor (theater/entrance lobby) consists of more than 20 fixture types and zones, controlled by a central dimming panel which is designed specifically for theaters, along with numerous different control scenes depending on the activity of the space. The system was designed to meet all latest energy and green code requirements including daylight automatic control, auto shut-off, and plug-load control. Supplement AC systems were designed for the Projection Room and LAN Room.

Description: GPI provided engineering design for the mechanical, electrical, plumbing, and fire protection systems for the 60,000 sq ft office buildout. The design included an open office environment with a full central kitchen with café seating, training rooms, server room, IDF rooms, conference rooms, and a mother’s room. Special attention and coordination were required due to the open ceiling concept that was utilized for the majority of the space. GPI was involved early in the process during building selection and lease negotiation.

Description: GPI provided mechanical, electrical, plumbing, and fire protection engineering design for FiscalNote’s new office 37,500 sq ft on the sixth floor as well as 25,000 sq ft on the seventh floor. The new office space includes an interconnecting stair between the new floors. Coordination of ductwork, relocation of existing VAV boxes and the addition of lighting, power and low voltage circuitry were closely coordinated to achieve a clean open ceiling concept throughout the two floors. The mechanical design was challenging, and the distribution required close coordination with the architect and HVAC contractor for the routing through the existing openings in the structural beams. This project was awarded a 2019 IIDA Merit Award.

Description: GPI provided mechanical, electrical, plumbing, and fire protection engineer design for the 78,000 sq ft Sands Capital Management office at 1000 Wilson Boulevard in Arlington, VA. Sands Capital Management occupies space on the 28th through 31st floors of the building. Floors 28, 29, & 30 have an interconnecting stair and include typical perimeter offices and interior workstations. The 31st floor includes a conference center, theater, additional restrooms, and shower facilities. GPI also provided design for a 24/7 capable Trading Area, including generator backup. In addition to the tenant space, GPI worked with the owner to add a roof deck to the building. This tenant amenity includes a conference center, a kitchen area, roof top terrace for entertaining, indoor/outdoor fireplace, a bar/catering pantry, game room, and treadmill desks. *LEED Gold

Description: This project included a renovation and expansion of an existing 150,000 sq ft facility into a 255,000 sq ft corporate headquarters. GPI provided mechanical, electrical, plumbing, and fire protection engineering services for the facility. This is the new world headquarters for the parent of several real estate companies including, Coldwell Banker, ERA, Better Homes and Gardens, Sotheby's, and Century 21. The facility is four floors and includes the following spaces: fitness center, cafeteria, cafes, theaters, video studio, data center, and office space. *LEED Gold

Description: GPI provided engineering design for the mechanical, electrical, plumbing, and fire protection systems for the 49,000 sq ft Headquarters. The design included a new connecting stair between the second and third floor with a LED tile light above it. This was a first-generation space and required supplementing the electrical infrastructure on one floor with an additional transformer and panelboard to serve a semi-professional test kitchen with commercial cooking equipment. It also had a Ventless hood and grease trap interceptor connected to the 3-compartment sink in the kitchen. The LAN room had a supplemental air conditioning unit and UPS with a distribution panelboard to serve both the second and the third floor IT equipment. The green wall required special LED grow lamps.
