Originally a private, Catholic all-girls academy built in 1852, the historic Visitation Hotel Frederick was converted into a four-story, boutique hotel.
GPI provided mechanical, electrical, plumbing, and fire protection engineering design services for the Visitation Hotel Frederick. The project encompassed the adaptive reuse of a historic property, transforming it into a vibrant, modern destination while preserving its architectural feel. GPI’s designs included 65 guest rooms, a standalone bridal suite, a commercial kitchen, a restaurant and bar, a fitness center with locker rooms, a conference center, an intimate performance venue, lounge seating, and a coffee bar.
New mechanical, electrical, and plumbing systems were designed to support the redevelopment, including a new HVAC system, a 2,500-amp power distribution service, condensing gas-fired water heaters, and a fire pump. Following a fire during construction, GPI played a pivotal role in coordinating the reconstruction of the affected areas, collaborating closely with contractors, subcontractors, and project consultants. GPI also provided critical redesign support in response to global supply chain challenges, helping ensure the successful delivery of the hotel.
The Visitation Hotel Frederick is notably the first hotel to open in downtown Frederick in over 50 years. Its signature restaurant, Wye Oak Tavern—founded by Top Chef stars Bryan and Michael Voltaggio—occupies the building’s former chapel, showcasing preserved features such as soaring ceilings, stained-glass windows, a historic tabernacle, and a repurposed church organ. The building holds historical importance, having served as a temporary hospital for Union soldiers following the Battle of Antietam during the Civil War.
Today, the Visitation Hotel Frederick is part of the Marriott Bonvoy portfolio and is recognized among the Historic Hotels of America by the National Trust for Historic Preservation.
