GPI provided full mechanical, electrical, plumbing, and fire protection (MEP/FP) engineering design services for the first-floor amenity renovation of a twelve-story commercial office building in Arlington, VA.
The redesigned space includes a 2,000 sqft conference center, lounge, coffee bar, catering area, team room, open seating, fitness center, and private restrooms.
During the initial site assessment, GPI identified that the existing mechanical system, originally designed for a restaurant, was significantly oversized and lacked the flexibility required for the new office amenities. To address this, a new mechanical system was designed and coordinated to support the revised layout and usage. The new system includes self-contained units, duct-mounted heating coils, dedicated outdoor air and exhaust/relief air fans, variable air volume (VAV) terminal units, air distribution systems, and diffusers. These units were tied into the existing 24/7 base building condenser water loop and integrated with the building’s automation system for full monitoring and control.
As part of the upgrade, GPI also relocated electrical distribution systems from the mezzanine level to a newly constructed electrical/mechanical room. In addition, the building’s fire alarm system was extended to fully support the new amenity spaces.
