The project’s scope included design for 112 residential units, as well as amenities including a commercial kitchen, commercial laundry facilities, cafés, a library, fitness and physical therapy centers, a salon offering hair and manicure services, outdoor patios, and two levels of below-grade parking. GPI designed a new HVAC system comprising VRF systems and energy recovery units for the residential spaces, and energy-efficient packaged gas-fired rooftop units for the common areas and corridors. To support indoor air quality, GPI specified demand ventilation with CO2 sensors for large public spaces. Additionally, GPI incorporated a central, highly efficient domestic water plant on the roof with N+1 capacity backup and a pump distribution system. Lighting throughout the building was designed to be primarily LED, with in-unit lighting carefully planned to enhance safety and comfort for residents. The design also addressed key infrastructure challenges, including compliance with Montgomery County Green Code requirements, a solvent sewer drain system, and domestic water loop distribution across the building’s full eight-story height. The building is equipped with a full emergency generator backup consisting of two gas-fired 500 kW generators and a system of automatic transfer switches. 

This project received the 2025 ABC Metro Washington Excellence Honorable Mention.
