Description: GPI provided mechanical, electrical, and plumbing engineering design for a twelve-story independent/assisted living facility with a two-level underground garage, a commercial kitchen, and a laundry facility. The building is equipped with a swimming pool and spa center on the ground level, common areas, large dining rooms, and a fitness center. The mechanical system is based on high efficiency 1,000-ton capacity water source heat pump plant, high efficiency boilers, and water-cooled energy recovery ventilation units located in the roof penthouse. The first three floors are design as Institution-2 assisted living facilities with amenities for Alzheimer patients. The top floors are design as independent living community for adults 55 and up with a wide variety of apartment layouts from studios to two bedrooms apartments.

Description: GPI provided mechanical, electrical, and plumbing engineering design for this renovation project to convert three stories of a fifteen-story Residential-2 apartment building with a three-level garage into Institution-2 occupancy for assisted living and memory care units. A challenge of the project was to comply with ASHRAE 170 adopted in the state of Ohio for I-2 buildings. This required installation of a water cooled, energy recovery, 100% dedicated outside air system in the existing parking garage area. The design challenges included extensive coordination with the owner, general contractor, and architect for shaft location, exhaust risers, power supply, plumbing connections, and overall life safety design including but not limited to fire alarm and sprinkler systems. In addition, the project included a commercial kitchen upgrade to meet new code requirements.

The building is equipped with a commercial kitchen and laundry facilities. The complex includes a fully ventilated 30,000 sq ft parking garage with fifty spaces. The mechanical system consists of a high efficient VRF system for the residential units and decoupled energy recovery outside air units. Construction is expected to be complete by the end of 2020. *LEED Certified

The facility is equipped with a commercial kitchen, a laundry facility, and a and fully ventilated 20,000 sq ft underground garage. The mechanical system consists of high efficient VRF system for resident units and decoupled energy recovery outside air units. All drawings were coordinated and prepared using Revit. Description: GPI provided mechanical, electrical, and plumbing engineering design for a new 80,000 sq ft assisted living facility located in the Westchester County suburbs of New York City. The project included a two-level parking garage, entrance, amenities, and 3000 sq ft of retail. The facility is five stories above grade level with memory care living units on two levels and three levels of assisted living units. The HVAC concept included an energy efficient water source heat pump system. The design process included a complex phased permitting process for the marketing model units and the main building, both of which included separate utilities, HVAC, and life safety design.

Description: GPI provided structural, mechanical, electrical, plumbing, and fire protection engineering services for a 25,000 sq ft addition to the existing Moravian Village assisted living facility. Phase II of the work included two stories and was 7,000 sq ft of the addition and Phase III was approximately 18,000 sq ft. The first level houses a complete kitchen to serve the entire facility. The second level contained a Bistro and preparation kitchen. Moravian Village features 55-plus community cottage homes, each featuring 2 bedrooms, a garage, and a community-garden greenspace that features on-premise healthcare services. The campus also offers apartments that features a full-service dining area, casual dining, lounge area, exercise rooms, a chapel, salon, and wellness center.
